Congrats on your new property purchase! You’ve worked hard to find the perfect piece of land, and now you’re officially a landowner. But what comes next? The good news is, your investment journey is just beginning. With your Property Investment Portfolio in hand, you’ll have all the essential documents and details you need to make the most of your land. Here’s what you’ll find inside: Your Property Investment Portfolio Includes:
- Land Sale Contract
- Deed Instruction Form
- Property Reference Sheet
- Directions
- Plat Map
- Tips for Visiting Your Lot
1. Land Sale Contract = Proof of Purchase This is your official receipt. It outlines the details of your purchase, including your payment option (owner financing or pay-in-full). It also covers the Terms and Conditions of buying land through Ironclad Group, so it’s important to keep this document safe. It serves as proof of purchase while your land is still under contract with us.
2. Deed Instruction Form = Property Deed
The property deed is the document that makes your ownership official. Once you’ve completed your purchase, you’ll need to fill out and return the Deed Instruction Form to us. If you don’t submit it, the deed will remain in Ironclad’s name—and since you’ve already paid for the land, you definitely want to avoid that. Be sure to take care of this as soon as possible to finalize the transfer of ownership.
3. Property Reference Sheet = Identifying Your Lot
This document helps you understand exactly what you’ve purchased. It contains key details such as the Assessor Parcel Number (APN), lot size, zoning information, and more. It’s essential for verifying the legal description and other critical information about your property. Here’s what you’ll find in your Property Reference Sheet:
- Assessor Parcel Number (APN)
- Size of Parcel
- Ironclad Group Property Number
- Approximate Dimensions + GPS Coordinates
- Legal Description
- Annual Tax Amount
- Property Zoning
4. Directions = How to Get to Your Lot
Getting to your property is crucial. Inside your Property Investment Portfolio, you’ll find easy-to-follow driving directions to your new land. Since raw land often doesn’t have a formal street address, you’ll use the GPS coordinates paired with these directions to reach your lot without any hassle.
5. Plat Map = Property Diagram
A Plat Map is a scaled diagram created by licensed surveyors. It provides an overview of how your property fits into the broader area—whether it’s within a neighborhood, county, or city. This map shows property lines, easements, and zoning restrictions, helping you understand what you can and can’t do on your land. It’s an essential resource when planning your next steps. Note: A Plat Map is different from a Plot Map. The latter shows your single property, while a Plat Map covers the surrounding area, showing how your lot fits within the larger landscape.
